Novi Sad is poised for significant urban and tourism development with the announcement of a Hyatt Regency hotel, marking the largest hotel investment in the city’s history. This initiative, known as the Trinity Park – Hyatt Regency project, has been officially recognized as a project of national importance, highlighting its economic and urban significance within northern Serbia.
The investment, estimated at around €107 million, will be constructed on the site of the former Hotel Park, a well-known landmark in Novi Sad. The new Hyatt Regency complex will feature approximately 235 rooms, comprehensive wellness and hospitality amenities, alongside a modern conference and events center spanning about 1,900 square meters. Upon completion, the congress facilities are expected to accommodate over 900 attendees, enhancing Novi Sad’s reputation as a viable destination for business conferences and international forums.
This development marks the first presence of the Hyatt Hotels Corporation brand in Novi Sad, significantly enhancing the city’s profile in the global hospitality market. Historically, Novi Sad’s hotel capacity has been dominated by mid-scale and boutique accommodations, which limited its ability to host large-scale business events. The introduction of a renowned five-star brand is anticipated to bridge this gap and diversify the city’s tourism offerings beyond leisure activities.
Construction is set to be completed by 2026, aligning with Novi Sad’s broader urban development plans. The project aims to create a mixed-use urban space that integrates hotel functions with public areas and improved pedestrian access in the Futoški Park vicinity. Plans indicate that green spaces will increase by more than 20% compared to the previous layout, with surface parking transformed into landscaped public areas. Notably, protected natural features, such as the historic ginkgo tree adjacent to the former Hotel Park, will be preserved.
Economically, the Hyatt Regency project is expected to generate significant employment opportunities. It is projected to create over 200 permanent jobs directly at the hotel and an additional 1,500 jobs indirectly through various sectors including suppliers and tourism services. Fiscal contributions from payroll taxes, corporate taxes, and tourism levies are anticipated to exceed €25 million during the initial five years of operation, bolstering both local and national revenues.
The architectural design will be provided by a consortium of local and international firms that aim to blend contemporary hotel standards with respect for Novi Sad’s architectural heritage. A historic mosaic by artist Ljubiša Petrović from the former Hotel Park will be restored and incorporated into the new hotel’s interior design.
Strategically, this project illustrates a shift in Novi Sad’s role within Serbia and the surrounding region. Once primarily seen as a cultural hub, the city is now focusing on attracting high-value business tourism and international events. The scale of the Hyatt Regency investment reflects confidence in ongoing demand growth fueled by Novi Sad’s expanding IT sector, proximity to Belgrade, enhanced transport infrastructure, and increasing global visibility.
This development aligns with Hyatt’s broader expansion strategy across Southeast Europe, where upper-upscale and luxury hotels are increasingly viewed as key components for urban regeneration and business tourism. For Novi Sad, this investment represents a significant milestone in hospitality while also upgrading its economic landscape and positioning it as a city capable of hosting major international events.
