Waberer’s International is expanding its Serbian logistics operations through new warehouse capacity in Belgrade and plans for a 20,000-square-metre greenfield logistics centre, building on its acquisition of Serbian distributor MD International.
New Warehouse Capacity at CTPark
MD International is scheduled to relocate to an 8,000-square-metre warehouse at CTPark Belgrade City in the fourth quarter of 2026. The move will increase its warehouse footprint by approximately 50% and add around 4,000 pallet positions. A further expansion is planned for the first quarter of 2027. MDI and its partners intend to develop two 10,000-square-metre warehouse units in Borča, creating a combined 20,000 square metres of additional logistics space.
Expansion Beyond FMCG Distribution
Waberer’s acquired a 55% stake in MD International in 2023, giving the Hungarian logistics group an entry into Serbia’s FMCG distribution market. The new investments expand that presence toward third-party logistics, warehousing and logistics real estate development, with the additional capacity intended to support new FMCG distribution and third-party logistics contracts.
Demand for modern warehouse facilities in Serbia has increased alongside retail consolidation, e-commerce, manufacturing investment and more complex supply chains serving the Western Balkans. Modern logistics facilities are increasingly required for inventory management, contract logistics and regional distribution in addition to conventional storage.
Borča Project Adds Logistics Property Development
The planned Borča development introduces Waberer’s logistics real estate model to Serbia. The group has developed similar capabilities in Hungary and Slovakia, combining logistics operations with investment in industrial property. The expansion reflects the growing role of Belgrade as a logistics location. The Serbian capital provides access to the country’s largest consumer market and connects major road corridors serving Hungary, Croatia, Romania, Bulgaria, North Macedonia and Bosnia. These connections support regional distribution models in which manufacturers combine Serbian production with centralized warehousing and distribution for multiple Western Balkan markets.
Competition for Modern Logistics Space
International logistics developers and operators are also expanding around Belgrade, particularly along major motorway corridors, while retailers and distributors are investing in upgraded supply-chain infrastructure. The market is consequently moving toward larger facilities, higher technical standards and more advanced contract-logistics services. For Waberer’s, the Serbian operation extends beyond a national distribution business and adds capacity that can support its broader Central European logistics network linking Hungary and Slovakia with Southeast European markets.
