While apartment prices in Belgrade are breaking records and reaching up to 10,000 euros per square meter in prestigious parts of the city, southeastern Serbia offers a real refreshment on the real estate market — apartments priced up to ten times lower. According to data from real estate websites, in cities like Zaječar, Leskovac, and Vranje, a square meter can be found for as little as 350 euros. In these towns, it is not uncommon to find a two-bedroom apartment for less than 25,000 euros, making them the most affordable destinations for property purchase in Serbia. The market is dominated by apartments on the secondary market, and although these are smaller towns, basic infrastructure — schools, health centers, shops, and public transportation — meets the needs of the average resident.
In addition to low prices, other advantages of these cities include significantly lower living costs, the possibility of buying without taking on debt or with favorable loan terms, and a family-friendly, peaceful atmosphere. They are especially attractive to retirees and families looking for a functional and affordable living space.
For those seeking a better business climate and more developed infrastructure, cities like Niš and Kragujevac offer good alternatives. The price per square meter in Niš is currently around 1,664 euros, while in Kragujevac it averages 1,132 euros — significantly cheaper than Belgrade, but with more opportunities for education, employment, and cultural activities.
Although Zaječar, Leskovac, and Vranje may lack rich cultural and entertainment offerings, for those wanting to escape the city hustle and find their own affordable corner, these towns currently have no real competition.
