A new tenant has entered the business district in New Belgrade’s Block 19, situated between Milentija and Vladimira Popović streets, and close to the Ušće shopping center and the highway. OMR Group, led by businessman Ostoja Mijailović, is the latest player in the neighborhood, having recently acquired the Sava Business Center. This acquisition marks a significant development, as the area is predominantly known for its Delta Holding presence.
Although the real estate cadastre has yet to officially register the change of ownership, it is clear that OMR Group has submitted a request for the transfer. The building previously belonged to CA Immo Sava City, a domestic company owned by the Austrian CA Immo International. Interestingly, the plot of land on which the office building stands is not privately owned but leased by the company. The leaseholder has almost exclusive use of the nearly 12,000 square meters, with just a small portion (946 square meters) allocated to a consortium of companies: Neimar V, Kemoimpex, and Irva.
In the same area, Delta Holding has several significant properties, including the Sava Center and Crowne Plaza hotel, reinforcing its dominance in the district. In 2020, Delta purchased the Sava Center and now owns the surrounding plot. The company’s influence extends beyond just these properties, as Delta also owns the nearby Crowne Plaza hotel, as well as multiple office buildings in the area, such as Delta House and Bank Inteza’s headquarters.
The real estate landscape in this section of New Belgrade continues to evolve, with OMR Group’s new acquisition making waves as it adds to the diversity of stakeholders in the area. The Sava Business Center now joins the ranks of significant developments in a district where Delta Holding has long held a commanding presence.
