A new mixed-use residential area is planned on the Danube side of Belgrade, spanning parts of the Stari Grad and Palilula municipalities. The project covers two blocks between Knežopoljska, Dunavska, Cvijićeva 1 streets, and a future linear park, totaling about 2.4 hectares.
The Secretariat for Urban Planning and Construction Affairs has launched an early public inspection for amendments to the Detailed Regulation Plan (PDR) of the area. The changes propose the construction of 345 apartments for roughly 1,034 residents, alongside 22,340 m² of commercial space. The maximum building height is planned at P+8+Ps.
Previously, the location was designated solely for commercial use. The proposed amendments, prompted by the investor Parkwire from Belgrade, aim to introduce residential use and increase overall capacity. The plan also accounts for 372 employees in the area and aligns with the planned route of the city’s first metro line and a future station to the south of the site.
The site is part of the Port of Belgrade, which has long operated at reduced capacity. The new plan seeks to repurpose the space, modernize the blocks, and create a mixed-use area with high functional and aesthetic standards.
Public inspection is open until September 15.
