Two new hotels are planned to be constructed in New Belgrade, as announced on the City’s official website. The investor behind the project is Severna Morava, a company owned by businessman Zoran Bulatović, who previously sold his company to Telekom and later acquired the Park hotel from Miroslav Mišković.
According to official documents, the hotels will be located at the intersection of Đorđa Stanojevića Street and Crvena Armija Boulevard. The planned buildings will include three underground levels, a ground floor, seven upper floors, and an additional floor on top.
Alongside the two four-star hotels, there will also be a business building constructed. Although the hotels will be part of the same complex, they will function independently, with separate entrances, receptions, restaurants with kitchens, guest rooms, elevators, and staircases.
Guests of both hotels will share access to a common underground garage.
The new hotel complex will have 215 accommodation units in total, consisting of 127 double rooms, 84 suites, two double rooms adapted for guests with disabilities, and two studio apartments also designed for people with disabilities. The office building will contain 55 shell-and-core units, which means it will be constructed with the basic structure completed but without interior finishes.
Of the total construction area of about 67,000 square meters, 44,000 square meters will be above ground. Parking will be available for 473 vehicles underground and 7 additional spots outside. Out of these, 77 spaces are designated for hotel guests, 403 for business tenants, and 25 for people with disabilities.
The construction site itself covers a spacious area of 10,035 square meters. Although existing buildings covering 6,732 square meters currently stand on the plot, Severna Morava will demolish these structures before starting the new development.
As the investor, Severna Morava is owned by B devet, a company whose sole owner is Zoran Bulatović. Bulatović owns several companies, including Radius Vector, which he sold to Telekom Serbia in 2019 for approximately 108 million euros. This purchase was part of Telekom’s “Million plus” strategy aimed at expanding its media content distribution and adding 120,000 new users.
After the sale, Bulatović acquired the Park hotel in Belgrade from Miroslav Mišković through his company Gorsky Group. The hotel now operates under the Moxy Hotel brand. Later, ownership transferred to Bulatović’s company Pokret Park after the deregistration of Gorsky Group.
Bulatović is also known for buying the Politika AD building on Despot Stefana Boulevard in an auction where Severna Morava was the only bidder, acquiring the approximately 3,700-square-meter building for 551.75 million dinars. When Marriott announced plans to build another Moxy Hotel in Belgrade to mark the brand’s tenth anniversary, the media speculated that the Politika building could be the location.
