In Central and Eastern Europe, the logistics landscape is evolving with significant storage space concentrated in countries like the Czech Republic, Poland, Romania and Slovakia. While Serbia isn’t among the top markets in terms of storage space currently, its trajectory over the past decade shows a rapid narrowing of this gap.
The importance of logistics infrastructure cannot be overstated for robust trade environments. Over the past decade, Serbia has witnessed a surge in the construction of modern warehouses. According to CBRE, a leading regional real estate consulting firm, only two percent of storage capacities remain available in Serbia, with optimistic projections for future growth.
“This uptick in logistics capacities reflects increased economic activity, spanning production, distribution, and retail,” notes Professor Slobodan Aćimović from the Faculty of Economics. “These expansions also serve as an enticement, signaling potential for further economic diversification and investments.”
DHL, the German logistics giant, recently announced a strategic investment of 25 million euros in a new logistics center and headquarters in Serbia. “This investment is strategic for us due to the airport’s location. Previously, we leased facilities; now, we’re establishing ownership, making Serbia one of our initial ownership locations,” remarked Fion Heriot, Director of DHL Express Serbia.
Scheduled to commence operations in 2027, the new logistics center anticipates the arrival of logistics experts from India, China, and other Asian countries, overseeing their companies’ production in Serbia.
“Currently, the challenge lies in adopting cutting-edge technology, such as robotic and fully automated warehouses,” Aćimović added.
Rental prices for storage space in Serbia hover around four and a half euros per square meter, comparable to rates in Romania. In neighboring Bulgaria, the cost is five and a half euros, rising to seven and a half euros in Slovenia, and reaching the highest at Prague with seven and a half euros. This pricing spectrum indicates room for enhanced profitability with the provision of premium warehouse facilities.
