Taking out a home loan is a significant life decision, so it’s wise to gather as much information as possible before approaching the bank. Every loan should be carefully “measured” — meaning you should thoughtfully assess whether it will solve your financial needs or potentially create new problems.
This advice applies whether you’re taking out a cash loan, refinancing loan, or a housing loan. Unfortunately, not everyone manages their finances responsibly, and sometimes loans are taken without sufficient prior consideration.
However, rushing into a loan without proper checking and comparing offers can be especially risky with a housing loan. As you probably know, a housing loan from a bank usually becomes your companion for decades.
Therefore, before deciding to take out a housing loan to solve your housing needs, here are some basic points you should keep in mind:
- Currency options: You can borrow in either Serbian dinars or euros. Banks in Serbia offer housing loans in both currencies. Even if the loan is indexed in euros—meaning the repayment schedule is calculated in euros—the actual payments are made in dinars.
- Wide bank selection: Most banks in Serbia offer housing loans. While having many options can be confusing, it also means you have a better chance of finding favorable terms.
- Interest rate types: Banks offer three types of interest rates on housing loans—fixed, variable, and combined. Not all banks provide all three options. Also, be aware that a “fixed” interest rate may not always remain fixed throughout the loan term; some fixed rates can change during repayment.
- Mandatory down payment: Typically, banks require a down payment of about 20% of the loan value. In some cases, for clients assessed as higher risk, banks may ask for 30%. There are also exceptions where a down payment can be as low as 10%, but this varies by bank and is less common.
Keep these factors in mind before making your final decision about a housing loan. Since this financial commitment will last for many years, it’s crucial to make the most informed and careful calculation in advance.
