Real estate experts predict that Belgrade’s market will remain stable in 2025, with no significant price drops expected. According to insiders, the market is entering a phase of minimal fluctuations, and buyers must act quickly to secure properties at current prices.
Uroš Jovanović, director of the real estate agency Art, explains that while the market is stabilizing, some new and exclusive construction projects will bring higher prices—up to €10,000 per square meter in some cases. However, apart from these high-end developments, prices are expected to remain largely unchanged from a few months ago.
Demand shifting to new construction and suburbs
There is growing demand for new properties, driven by the preferences of young buyers seeking modern apartments with garages. Jovanović notes that although prices are unlikely to decrease, there could be slight increases, particularly in new construction areas.
Suburban areas such as Čukarica, Voždovac, Zvezdara and Palilula remain attractive due to lower prices compared to the city center. In these areas, prices are more affordable, with rates closer to €2,000 per square meter.
Seasonal demand patterns
Jovanović also acknowledges the seasonal slowdown in demand in January and February, with a return to normal levels expected by March.
Increase in loan buyers
With interest rates on loans capped at 5%, there has been an increase in inquiries from loan buyers. Jovanović highlights that the reduction in Euribor rates has contributed to this trend, and further rate cuts by the European Central Bank could lead to even greater demand.
Advice for potential buyers
Jovanović advises potential buyers to act quickly if they find a property they like, as there are no indications that prices will drop. Waiting in the hopes of a better deal could likely result in missed opportunities.
